Jan. 2015 – Mountain View Home Sales Climb Selling 114% of the List Price

The questions that Buyers ask most today are “What price shall I offer in this real estate market?” and “How much above the list price do I need to offer?”

As demand continues to exceed supply, the bidding wars continue. On average, during the month of January, homes in Mountain View  Sold for 114% of the List Price.

“You can’t go out and buy a 50- or 75-year-old oak tree,” said Jack Perkins, vice president of Elm Street Development, a residential developer in Washington, D.C. Elm Street bought an 8½-acre estate near Georgetown to build 1801 Foxhall, a community of 27 multimillion-dollar homes. Before breaking ground on the project, the developer dispatched an arborist to catalog and evaluate every mature spruce, sycamore and poplar tree.

There was a time when a million-dollar home was something families drove by on a Sunday outing to get a glimpse of how rich folks lived. But now they’re more common than Starbucks, at least around here.

Fueled by the booming tech economy and seemingly insatiable demand for housing, the Bay Area set records in the second quarter of this year in the number of homes sold for $1 million or more as well as those costing at least $2 million, a real estate information service said Thursday.

Mortgage Lending Changes and Rates – Jan. 10, 2014

Holly Guacamole!  We unexpected got a lousy jobs report this morning and Mortgage Bonds are the beneficiary!  The Bureau of Labor Statics reported the economy created 74,000 jobs missing huge on the forecasts that predicted a range of 200k to 250k jobs! For comparison the number for October was 200k created and November was 241k created so this was really out of left field!  The Jobs Report each month is always the biggest market mover and again its tied to Fed stimulus right now so reactions to the news are exacerbated for Mortgage Bonds.  You can see the large green box on the right of the chart below showing the bond market rally today but you can also see we are a long ways off from where rates were in Mid-November.  We will enjoy the improvement for now and continue to watch it as we still have some room to run before hitting resistance.  Hopefully we can hold onto these gains today as its typically a volatile day after the jobs report like this!
